We offer both let only and a fully managed service, so if you are thinking of renting out your own home or purchasing a buy to let property, we will help you find the right property, right tenants and support you every step of the way!
Our Fully Managed service is popular with landlords who aren’t in the area or the country. Currently we manage properties for landlords who are based in Thailand, Jamaica, America, France, China, Ireland, Canada, Australia, as well as all over the UK.

Before you buy
If you are looking to start or expand your buy to let portfolio, we can advise you of the potential rental incomes before you buy and work with you on renovations and furnishings to maximise the rental potential of new property.
If you have a property you are thinking of renting out, we can visit the property and advise you of the potential rental income
We are constantly receiving enquires from a range of potential tenants. All of our referencing is done through Endsleigh with credit checks performed by Experian. If you are renting to students we will ask for a guarantor. If you wish to meet the tenants prior to their tenancy, then that can be arranged, or you may wish to have no contact at all with your tenants and just deal with Mulberry Lettings.
A minimum of one months rent is taken from the tenants as deposit and is registered with the Deposit Protection Service inline with the legislation introduced in April 2007. Whether Let & Managed or Let Only, Mulberry Lettings will register your tenants deposit on your behalf.
On the start date of your new tenancy, a representative from Mulberry Lettings will meet your new tenants at the property and a full inventory is undertaken together with photographs. This protects both you and the tenants in case of a dispute. Gas and electricity meter readings are also taken at this time.
The payments of council tax, water, gas and electricity is the responsibility of the tenants unless any other arrangement has been made. On the commencement of the agreement, a member of staff from Mulberry Lettings will take the meter readings and all the utility companies will be notified of the new tenant’s details. A closing bill will be then be sent to you or the previous tenants.
As a landlord it is your responsibility to maintain the property. Our full management service can help you with this. We will handle all maintenance calls in and then if required send the appropriate trade to fix the problem. This service can be adapted to each landlord, as we know from experience, landlords may want to do work themselves or have their own maintenance team.
An invoice will then be raised for any works carried out. This can either be deducted from your rent or you may be invoiced separately. If it is clearly damage caused by the tenant – they will be asked to pay for it or it will be deducted from their deposit.
We can also arrange for EPC, Gas Safety Certificates and Electrical Safety Certificates for all Landlords.
We recommend that you have landlords insurance on your property.
As our references are completed by Endsleigh we are able to offer the Endsleigh Rent Guarantee Insurance, please ask for more details.
You may also wish to have contents insurance, but remember to advise your insurers that the property is rented out. We will recommend the tenants also take out contents insurance to cover their personal belongings.
All our tenants are provided with a 24 hour emergency number – in the case of an emergency a member of staff can advise the tenants or visit the property if a call out is required.
